What Does A Mortgage Adviser Do? (Meet the Broker)

At Kentfield Private Finance, we know that securing a mortgage can feel like a complex journey. In this Q&A session, we sit down with Jamie Rigby to explore exactly what a mortgage adviser does and how professional guidance can make all the difference.

Whether you are buying your first home, looking at complex refinancing, or protecting your family’s future, this article will explain how we work to find the right solutions for our clients.

What does a mortgage adviser and mortgage broker like Kentfield Private Finance do?

A mortgage adviser at Kentfield Private Finance is here to help private clients secure a mortgage and arrange suitable life protection for a wide range of requirements. Whether you are moving house, buying your first home, refinancing onto a better deal, or financing home improvements, school fees, or a holiday home, our job is to arrange the financing.

We also ensure you have the appropriate level of cover so that if the worst should happen, you and your family are protected.

What does a typical day look like for you?

There really is no typical day because every client and property is different. I might have clients updating me on a house purchase, buying agents making introductions or existing clients discussing a remortgage.

Since we are based in the Cotswolds, we deal with many unique properties. If a property is unusual, I like to see it for myself so I can better discuss it with lenders. The rest of my day is filled with client meetings – which is my favourite part of the job because it is where I truly get to understand what people need.

What’s the difference between going to a mortgage broker and speaking to a mortgage adviser like yourself versus calling up a high street lender?

If you go directly to your own bank, you have no way of knowing whether the deal being offered is competitive. Their processes are often very regimented and can take weeks, only for you to potentially be turned down at the last minute.

In a fast-moving market, that wasted time can cost you money in higher interest rates. When you speak with a broker, we can help identify suitable lenders for your circumstances because we understand each lender’s criteria.

We ask the right questions about your income and finances early on to be efficient with your time and ensure we structure the mortgage in a way that is tailored to you, such as offering part interest-only options that a high street lender might not provide.

What services do you offer at Kentfield Private Finance? What’s your expertise?

We have seen what works and what does not from a lending perspective many times before. Part of our service includes arranging mortgages for unusual properties, including those with large acreage, where high street banks often have strict lending limits.

We also help clients with more complex financial circumstances, such as hedge fund managers with multiple income streams or self-employed consultants.

Additionally, we have significant experience helping families manage mortgages alongside private school fees and understand which lenders will take these financial commitments into account.

What is your favourite type of client or customer? Do you have any examples or case studies to share?

While there are no favourites, there is particular satisfaction in helping clients who believe their circumstances are too complex for a high street mortgage. It is rewarding to take clients with more challenging requirements and, through our knowledge, secure a suitable high street lender with a good rate.

We take pride in finding the right fit for each client’s circumstances, identifying the building society or private bank that aligns with their individual situation.

Speak To an Expert

Whether you are looking to make your next house move, add to your buy-to-let portfolio, purchase a holiday home, or simply refinance your existing mortgage to find a better deal, Kentfield Private Finance are your trusted advisors.

What do you enjoy most about being a mortgage adviser?

This role is all about building relationships and we enjoy taking the time to understand each client’s financial circumstances and what they want to achieve.

The most rewarding part is making the final phone call to let them know their mortgage offer has been successfully secured.

When should someone typically speak to a mortgage adviser?

There is no right or wrong time to seek mortgage advice, but if concerns about your finances or an upcoming remortgage are causing uncertainty, it is worth speaking to a broker sooner rather than later. Receiving professional guidance at an early stage can provide reassurance and help you make informed decisions.

If your current mortgage deal is coming to an end, it is advisable to speak to a broker at least four to six months in advance. This allows sufficient time to explore the available options and discuss any future plans, such as home improvements, that could influence your mortgage.

Does it cost for an initial conversation with you? How long is the initial call and what’s involved?

There is no charge for an initial consultation. Our fees are determined based on each client’s individual circumstances and requirements. The length of the call is entirely driven by the client.

The time required depends on your availability and specific needs. We are committed to providing each person with the attention they deserve because every situation is different.

How can a mortgage adviser help first-time buyers and home movers?

For first-time buyers and home movers, we assess your financial circumstances using our experience to help secure a suitable mortgage deal.

We review all the details to identify the right lender, so you do not have to navigate the complexities of the mortgage market yourself.

Do you have any final thoughts or advice?

The main advice is to trust the process and provide full and accurate information from the outset.

Nothing should be withheld, as a complete understanding of your circumstances enables a better outcome. Over the years, we have encountered a wide range of situations, from unusual properties to complex income structures, so very little is unexpected.

The more information available, the more effectively the options can be assessed to identify a suitable lender for your circumstances.

Summary:

A mortgage adviser acts as an essential link between you and the right lender, especially when your circumstances or the property itself are out of the ordinary. By understanding your unique financial story, an adviser can navigate the market quickly and efficiently, often finding solutions that direct banking cannot offer.

Key Points:

  • Advisers take the time to understand your specific needs and goals.
