What Does A Mortgage Adviser Do? (Meet the Broker)

At Kentfield Private Finance, we understand that finding the right mortgage can feel like a daunting task. In this session, we sit down with Jon Evans to explore the vital role of a mortgage adviser and how professional guidance can simplify the process.

You will learn about the benefits of using a broker over a high street lender, the range of services we provide for complex needs and when you should start your mortgage journey.

What does a mortgage adviser and mortgage broker like Kentfield Private Finance do?

Simply put, we help people with mortgage funding and protection, not only to buy their house but to keep it as well. We assist throughout the lifecycle of a mortgage to ensure that the costs are always as cost-effective as possible.

Whether you are buying a property, coming to the end of a current deal, or looking to fund property-related projects like home improvements, we can help. It is also important to ensure clients have suitable plans in place to protect them if their circumstances change.

What does a typical day look like for you?

There is definitely no typical day, and that is because we like to be available to adapt our schedule to meet the needs of our clients. This involves being on the telephone, answering emails and meeting clients face-to-face at short notice, either online or in person.

I am usually based in our office in Bloxham, but as we have clients all across the Midlands and beyond, I can spend a lot of time in the car visiting clients and looking at their properties with them.

What’s the difference between going to a mortgage broker and speaking to a mortgage adviser like yourself versus calling up a high-street lender?

If you speak to a lender directly, you will never truly know if you have a cost-effective solution, because they only discuss their own products. Every lender also has different criteria and ways of assessing affordability, especially for self-employed clients. A good broker can service requirements much quicker and more efficiently.

One lender might say no while another says yes to the exact same circumstances. Additionally, banks have reduced their branch staff, so it can take a long time to get advice.

What services do you offer at Kentfield Private Finance? What’s your expertise?

We offer mortgage and protection services to a wide range of clients, from first-time buyers to seasoned property professionals with large portfolios. We provide a private banking level of service at high street prices.

I have worked in the industry for over 30 years, with much of that time spent looking after private banking or high net worth clients. This means I have a lot of experience with complicated transactions, such as multiple income layers or cases where clients are not selling their current home to buy a new one.

Speak To an Expert

Whether you are looking to make your next house move, add to your buy-to-let portfolio, purchase a holiday home, or simply refinance your existing mortgage to find a better deal, Kentfield Private Finance are your trusted advisors.

What is your favourite type of client or customer? Do you have any examples or case studies to share?

I don’t really have a particular type of customer that I favour. I find it incredibly rewarding to help clients achieve their property objectives. However, if I had to pick, it would be a client referred to us by another happy customer. That demonstrates we have done a good job and are fully trusted.

There is no better feeling than receiving a thank you when a client is happily in their new home or has completed a renovation project we helped finance.

What do you enjoy most about being a mortgage adviser?

It feels personal to help people. We build trusted relationships and get to know our clients really well through the journey. We fully buy in and want to support them every step of the way. Helping someone secure their home or build an extension is very satisfying.

When should someone typically speak to a mortgage adviser?

There is no wrong time. We are happy to speak to clients at any juncture, whether they are just thinking about moving or their fixed rate is expiring. We can help clients secure a deal up to six or seven months ahead of time, which is valuable when interest rates are fluctuating. In short, it is never too early to start that trusted relationship.

Does it cost for an initial conversation with you? How long is the initial call and what’s involved?

There is no cost for initial chats and conversations. A call takes as long as it takes because we are trying to build a relationship and fully understand your circumstances. This can be anything from five minutes to much longer.

All we ask is that clients tell us everything thoroughly and don’t hide anything, so we can use our experience to find the right lender at the first opportunity.

How can a mortgage adviser help first-time buyers and home movers?

We use our 30 years of experience to guide you through the process. We are onboard from the moment you first speak to us right through to completion and beyond.

By answering your questions, responding to solicitor enquiries, and using our knowledge of the property market, we help ensure your journey is as smooth and stress-free as possible.

Do you have any final thoughts or advice?

The main thing is to trust the process and trust your adviser. Provide full and accurate information from the outset. We have seen almost everything before, so don’t be afraid to lay out your situation. If we don’t know the answer to something, we have a vast network of people around us who will.

Summary:

A mortgage adviser is more than just a middleman; they are a partner in your property journey. By offering access to a broader market and navigating complex criteria, an adviser ensures you find a cost-effective solution tailored to your life. Whether you are a first-time buyer or have complex financial layers, professional advice provides the peace of mind needed to secure and keep your home.

Key Points:

  • Advisers help you both buy and keep your home through proper funding and protection.
